IMAP Portugal is pleased to announce its role in the Initial Offering and subsequent admission to trading of CIAGEST SIGI S.A., a Portuguese Real Estate Investment and Management Company (SIGI), on Euronext Access Lisbon under the ticker MLCIA.

IMAP Portugal provided end-to-end advisory and execution support across the transaction, including the establishment and structuring of CIAGEST SIGI, the coordination and execution of the private placement process, and the management of settlement mechanics, acting as settlement entity and paying agent. IMAP Portugal also supported the admission to trading process, liaising with the exchange and coordinating the required technical and regulatory procedures.

CIAGEST SIGI’s portfolio consists of a single asset: Porto Business Plaza, a mixed-use property located in Porto. The property primarily comprises office spaces, along with logistics facilities and parking areas. It is fully leased to blue-chip tenants, including Natixis, Elementis, Celfocus, and TEYA, ensuring long-term stability and predictable cash flows.

Under IMAP Portugal’s coordination, the transaction aimed to raise €46.3 million in total. Of this, €7.9 million was allocated to a primary offering designed to optimise the capital structure of CIAGEST SIGI, while €38.3 million was raised through a secondary offering, providing a partial exit opportunity for founding shareholders.

This transaction underscores IMAP Portugal’s ability to deliver a full spectrum of investment banking services, including equity capital markets (ECM) advisory, throughout the entire lifecycle of the transaction.
